Why commercial carpet dulls so quickly

Most soil in a carpet arrives on shoes. Fine grit sinks into the pile and acts like sandpaper every time someone walks over it, which is why traffic lanes go grey and flat long before the rest of the floor. Oily soil from kitchens, car parks and pavements sticks to fibres and attracts more dirt. Vacuuming removes loose debris but not bonded soil, so without a periodic deep clean the carpet slowly darkens even though it is hoovered every night.

How the clean is carried out

A typical visit runs in a fixed order so the result is even across the floor.

• Furniture moved where agreed, and power leads and bins lifted clear
• Thorough dry vacuum to remove loose grit before any water goes down
• Pre-spray on traffic lanes, entrances and marked spots to loosen bonded soil
• Hot-water extraction to rinse the soil out of the pile rather than push it down
• Spot treatment on stains that need a specific chemistry, such as coffee or ink
• Pile groomed and airflow maximised so the carpet dries as quickly as possible

Carpet tiles

Most offices now use carpet tiles. They clean well by the same process but have one advantage: a tile that is permanently stained or worn can be lifted and swapped. Drying time and scheduling

Drying time depends on the carpet construction, how soiled it was, room temperature and airflow. That is why commercial carpet cleaning is usually booked for evenings, weekends or closure days. We work out of hours and at weekends so the floor is dry and back in use before the next working day wherever the conditions allow.

How often to book it

There is no single right interval. Entrances and reception areas take the most traffic and may justify a clean several times a year, while back offices and meeting rooms can go much longer. The practical approach is to put traffic lanes and entrances on a shorter cycle and the rest of the floor on a longer one, which spreads the cost and keeps the areas visitors see looking right.

When cleaning is not the answer

If the pile is crushed flat, the backing is showing or seams are lifting, cleaning will improve the colour but not the wear. At that point replacement, or swapping tiles, is better value. Protecting the result between cleans

Most of the soil on a carpet comes through the front door, so good entrance matting is the cheapest carpet protection there is. Daily vacuuming of traffic lanes, dealing with spills quickly by blotting rather than rubbing, and moving desk chairs onto chair mats all extend the time between deep cleans. Spot-cleaning drinks as they happen stops them becoming permanent stains.
