Wear, contamination and damage are three different failures, and only one of them responds to cleaning. They frequently occur together, which is what makes the decision confusing.
What to do about it
Check these before committing either way.
- Look at the fibre in traffic lanes — if the pile is crushed flat and worn, that is wear, not dirt
- Check for underlay contamination; if odour returns with humidity, cleaning the pile will not resolve it
- Look for delamination, edge curl or splitting seams — these are damage, not soiling
- Test an inconspicuous area to see how much soiling actually lifts
- Compare the cleaning cost to the replacement cost honestly before deciding
- For rental properties, factor in how long the carpet needs to last, not just how it looks now
The mistake to avoid
Do not pay for repeated cleans on a carpet that is failing structurally. Two or three cleans on a worn carpet often costs more than replacing it.
