A commercial cleaning contract is a specification, not a price. If the specification is vague, the price means nothing, because two contractors can quote the same figure for very different work.

Most disputes come from things nobody wrote down: who does the high level, who supplies the consumables, what happens on a bank holiday, and how often the periodic tasks actually happen.

Insist that all of this is in writing before you sign anything.

  • A room-by-room scope, listing daily, weekly, monthly and periodic tasks separately
  • Frequency and visit times, including out-of-hours and weekend arrangements
  • Staffing: how many cleaners, for how long, and whether they are regulars or a rotating pool
  • Vetting and insurance, including DBS checking where the site needs it
  • Consumables: who supplies and stocks paper, soap and bin liners, and whether that is in the price
  • Periodic works such as carpets, hard floors, high level and internal glass, with stated intervals
  • Cover for sickness and holidays, so the visit still happens
  • Records and a named contact, with a review point and a fair notice period both ways

The mistake to avoid

Do not accept a scope that says general cleaning as required. That phrase is where every skipped task hides.
