Why it happens
Gutters fill with leaf litter, roof moss and grit washed off the tiles. Once the outlet blocks, water sits in the run, overflows at the back edge and soaks the fascia, soffit and wall below.
What to do about it
Set the interval against what is actually landing in the gutter, not against a calendar rule.
- Once a year for an open site with little tree cover
- Twice a year where trees overhang the roof, typically late autumn and late spring
- Twice a year on older roofs shedding moss, whatever the tree cover
- After any major storm, because a single blockage can undo a clear run
- Before winter as the priority visit, so freezing water is not sitting in a blocked run
- Commercial and industrial roofs on a scheduled rota tied to the site, not on request
The mistake to avoid
Do not wait for water to pour over the front edge. By the time it is visible from the street the fascia behind it has usually been wet for months.
