Why it happens

Clerks record what they find, room by room, including the areas occupants never look at. Anything noted at check-in becomes an accepted starting condition — for better or worse.

What to do about it

Clean to what a clerk actually inspects.

  • Ovens, hobs and extractors — the single most recorded area
  • Fridge and freezer, including seals and drip channels
  • All sanitaryware descaled, including behind taps and around silicone
  • Window interiors, frames, sills and tracks
  • Skirtings, sockets, switches, handles and door tops
  • Carpets vacuumed thoroughly, with extraction where the report will notice

The mistake to avoid

Do not assume an empty property reads as clean. Empty properties expose more detail to a clerk, not less.
