Before we arrive
You get a confirmed arrival window and the name of the lead cleaner. If the property needs keys, a code or a contact on site, we agree that in writing beforehand rather than on the doorstep.
Walkthrough and scope check
The lead walks the space with you, or photographs it if the property is empty, and confirms the agreed scope. Anything outside scope is flagged then — before work starts — with a price, so you decide.
Order of work
We work in a fixed sequence so nothing gets cleaned twice or missed entirely. This is the call-out job rather than the annual maintenance visit. Something is already overflowing, a run has packed solid with moss and silt, or water is sheeting down a wall every time it rains. We locate the blockage with a pole camera, vacuum the run out, flush it with water and show you it draining before we pack up.
- Pole camera used to find the blockage before anything is touched
- Moss, silt, nesting material and leaf packs vacuumed out from the ground
- Full water flush so you can see the run draining
- Hopper heads and outlets cleared, not just the visible channel
- Photos of the run before and after, sent the same day
- Any split joint or dropped bracket flagged for repair rather than patched over
Quality check and sign-off
The lead re-walks the property at the end against the same list. Where the property is empty we send photographs. If something is not right, tell us within 48 hours and we come back.
Property types we do this in most
The running order shifts slightly by building type — older properties take longer on detail, newer ones on glass and hard floors.
- Terraces with long shared runs
- Homes under mature trees
- Commercial units with box gutters
- Blocks with communal hoppers
The service behind this guide
