Why it happens
Neglect compounds. Grease that was wipeable becomes baked, damp that was ventilable becomes staining, and odour that was airable soaks into soft surfaces.
What to do about it
Record, assess, then clean in the right order.
- Photograph and document everything before anyone touches a surface
- Separate cleaning issues from damage issues — they are claimed differently
- Get a written scope and quote so the deposit claim has a defensible figure
- Clear and dispose of abandoned items in line with your legal obligations
- Prioritise kitchen degreasing and bathroom descaling; these recover the most value
- Reassess after the first pass — some surfaces need a second, some need replacing
The mistake to avoid
Do not start cleaning before documenting. Once the evidence is gone, so is most of the claim.
How we handle it
Our end of tenancy cleans are built around the inventory checklist letting agents and landlords actually use. We work top-to-bottom, room-by-room, so the property is handed over in re-let condition — every appliance degreased, every skirting wiped, every carpet vacuumed.
- Alkaline degreasers on ovens and extractors
- Acid limescale removers on sanitaryware
- Steam on grout and silicone
- Neutral pH on wood and laminate
- HEPA vacuums for skirtings and radiator backs
